Job Purpose

To undertake valuations of various types of fixed assets for lending purposes within the corporate and investment banking environment by ensuring that the accuracy, validity, quality, and reliability of valuations are in line with Bank’s lending strategy and credit risk assessment process.

Job Responsibilities

  • Compile quality valuations of relevant commercial properties for lending purposes including assessment of property risk and ensuring compliance with all procedures by conducting physical property inspections, research and analysis of market data and appropriate application of valuation methodologies.
  • Prepare relevant schedules and maintain and update internal databases to provide required reporting, data analysis and insights in respect of property valuations in line with Nedbank’s standards and business requirements.
  • Provide accurate and reliable business insights and technical opinions through sharing knowledge and industry trends, in order to provide guidance and aid decision-making for various forums and committees.
  • Mitigate risk through the application of technical skill by performing critical assessment of cap rates, rental levels and cost estimates pertaining to properties in line with market standards, and formulating and managing special conditions, signoffs, consents, and any other requests from the business.
  • Apply knowledge of property legislation, including environmental law and regulations in the valuation and project co-ordination processes to appropriately support risk frameworks and Nedbank’s reputation and position as the industry’s market leader.
  • Review and sign-off external and internal valuation reports in accordance with the mandate structure as per the valuation policy through the application of quality control measures.
  • Ensure the quality of the lending book is maintained by undertaking the timeous review of valuations within the defined scope of the valuations and credit policies.
  • Minimise operational risks by adhering to the valuations process by ensuring that all audit and risk requirements are understood, managed, and met, and provide detailed feedback to both internal and external auditors as required.
  • Build and maintain strong client and stakeholder relationships to drive our client centric approach and maintain our Property Finance brand in the market.
  • Participate in and support NCIB initiatives for the achievement of our national contributor and business strategies (e.g., Green, Sustainability, Climate Change and Africa focus).
  • Contribute to the achievement of the business strategy, objectives, and values by ensuring cohesive, aligned, and delivered systems, processes, services, and solutions across teams, through supporting and enabling the digital, data and tech journey.

Essential Qualifications - NQF Level

  • Matric / Grade 12 / National Senior Certificate

Preferred Qualification

Bachelor of Science Degree in Real Estate/ Property Studies/ Property Development or equivalent

Essential Certifications

  • Professional Associate or Professional Valuer registered with the South African Council for Property Valuers Profession (SACPVP), Membership to the South African Institute of Valuers (SAIV ), Member of the Royal Institute of Chartered Surveyors (RICS)

Minimum Experience Level

Minimum 2 - 5 years’ experience in commercial Property Finance
